Lake Luzerne, New York

The Association is the owner of the lakes and beaches as well as some 750 acres of forestland that is deeded forever wild, to be used by the members in good standing for recreational purposes. There are numerous trails open to members in good standing for hunting, biking, skiing, and snowshoeing as well as ATV's and snowmobiles, all available at your doorstep.

Our residents are friendly and have a long history in the Association, many of them going back several generations. There is a nice blend of full and part time residents and we love to get together at our annual social and picnic. It's never hard to find friends and neighbors to share an afternoon on the beach or go riding through our trails.

For all of us to fully enjoy and use these facilities some maintenance is necessary. At times, the dam needs repair, the beaches need sand brought in, the lakes need the weeds cut, and other maintenance done. Because we are in the Adirondack Park, the APA requires us to get permits, and conduct water and vegetation surveys before completing some of these tasks. This adds to our maintenance cost, but it assures us of an ecologically sound environment.

The common properties are managed and maintained by the Board of Directors. The officers and directors are elected by the association members. General membership meetings are held twice a year, once during the Fourth of July weekend and once during the Labor Day weekend. All homeowners are welcome and encouraged to join our association and attend our meetings. A newsletter is mailed to homeowners with the time and location of the meetings, a calendar of events and other helpful information.

The Association needs every homeowner’s support to continue stewardship over the facilities we love. Membership dues are only $250 per year made payable to “Northwoods Association” to our Treasurer:
